Valuation of your home or property

Want to know what your home is really worth? An independent valuation (schatting) gives you a well-founded value, with no interest in a high or low price. Useful for a sale, an inheritance, a gift or a divorce.

What is it?

What is a valuation?

A valuation is a well-founded assessment of the market value of a house, apartment, plot of land or building. The expert visits the property and compares it with recent sales in the area.

You receive a valuation report. It states the value, but also how it was calculated: location, floor area, condition, energy label and comparable sales.

Independent, so credible

Boengi does not sell real estate. So we have no interest in valuing your home higher or lower. That makes the report strong towards the notary, the bank or the tax authorities.

Whether a sworn valuer is needed depends on the purpose. We discuss this with you beforehand. (to be confirmed)

When should you have a home valued?

A valuation is useful whenever you need an objective value:

  • Sale: set a realistic asking price.
  • Purchase: check whether the asking price is right before you make an offer.
  • Inheritance: the value of a home in the inheritance tax return must be correct.
  • Gift: know what the gift tax will be based on.
  • Divorce or division: a neutral value so you can move forward together.
  • Loan or refinancing: a well-founded value for the bank.

Questions about valuations.

That depends on the type of property and the purpose. An apartment is simpler than a large property with land. You get the price upfront, with no surprises.

An asking price that is too high puts buyers off. One that is too low costs you money. An independent valuation gives you a realistic starting point.

You must declare the home at a correct value in the inheritance tax return. A well-founded report helps if the tax authorities question that value. (to be confirmed)

Not quite. An estate agent wants to sell your home. Boengi is independent and sells nothing. That makes our report neutral.
