What is an EPC?

What is an EPC certificate?

An EPC (energy performance certificate, in Dutch energieprestatiecertificaat) gives your home an energy score and a label, from A+ (very efficient) to F (not efficient). The certificate also includes practical tips to make your home more efficient.

A certified type A energy expert (energiedeskundige type A) draws up the EPC after a site visit. The certificate is valid for 10 years.

These rules apply in Flanders (VEKA). In Brussels and Wallonia the certificate is called PEB and other rules apply. (to be confirmed)

Tip: have your evidence ready

Do you have invoices or photos of insulation, windows or a new boiler? Show them. Without evidence, the expert has to use strict default values, which often leads to a worse label.

When is it needed?

When do you need an EPC?

In Flanders, an EPC is mandatory in these situations:

  • You sell a house or apartment.
  • You rent out a house or apartment.
  • You put your home up for sale or rent: the label and energy score must already appear in the advert.
  • You buy a home with label E or F: you must then renovate it to at least label D within 5 years. A new EPC after the works proves this.

The renovation obligation applies to purchases since 1 January 2023. (to be confirmed)

Questions about the EPC.

You pay a fixed, all-in price, from € 159 incl. VAT. The price depends on the type of home. At the top of this page you can see your exact price right away.

An EPC is valid for 10 years. Have you renovated in the meantime? Then a new EPC is worth it, because a better label makes your home worth more.

No. The label and energy score must appear in the advert. So request your EPC before you put the home up for sale or rent.

Then you must renovate the home to at least label D within 5 years of the purchase. (to be confirmed)

An EPC is about energy. An asbestos certificate is about asbestos in buildings from before 2001. When selling an older home, you often need both. We are happy to combine them in one visit.
